Older Ciputra Apartments

Buildings such as G2, G3, E1, E4, E5, P1, P2, L1, and L2 were developed around 15–20 years ago and remain highly popular thanks to their large layouts and mature community environment. Prices typically range from around 100–120 million VND/m². However, foreigners are generally not eligible to purchase units in these buildings because Vietnamese law did not allow foreign ownership at the time these projects were launched.

Ciputra L3, L4 & L5

These newer Ciputra towers are around 6 years old and allow a limited number of foreign owners. Prices generally range between 110–140 million VND/m² depending on renovation quality, view, and floor level.

Sunshine Riverside

Sunshine Group developed Sunshine Riverside around 8 years ago. The project offers more modern facilities and a limited number of units available for foreign ownership. Current prices are typically around 100–130 million VND/m².

Sunshine City

Also developed by Sunshine Group, Sunshine City is approximately 7 years old and especially popular among Korean residents. Apartment prices usually range from 110–130 million VND/m².

Sunshine Golden River

One of the newer luxury developments in Ciputra, Sunshine Golden River is around 3 years old and has attracted many Korean homeowners and investors. Prices currently range from approximately 130–160 million VND/m².

Noble Crystal

Noble Crystal River is a newly launched branded residence currently in the presale stage. Positioned as one of the highest-end condominium developments in Ciputra, asking prices are currently around 250–299 million VND/m².

Currently, foreigners can buy a small number of units in The Link L3, L4, and L5 towers, depending on the remaining foreign ownership quota. More options are available in newer projects developed by Sunshine Group, including Sunshine Riverside, Sunshine City, Sunshine Golden River, and the upcoming Sunshine Crystal River.

In the near future, CapitaLand is also expected to launch a new high-end condominium project located in the heart of Ciputra’s golf-course area, which is anticipated to become one of the most premium residential developments in Hanoi.

Rental yields in Ciputra are typically around 4% annually, while capital appreciation has historically ranged from 10% to 30%, depending on the project, unit quality, and market cycle. The area remains highly attractive to foreign tenants and long-term investors thanks to its international community, green environment, and limited supply of high-end housing.
