Maison Privée by CapitaLand sets a new WELL-focused benchmark

CapitaLand Development (CLD) has officially introduced Maison Privée, a high-end residential project nestled within the established Ciputra urban area in Tay Ho Westlake, Hanoi.

Positioned in one of the capital’s most sought-after residential neighborhoods, Ciputra has long been home to affluent Vietnamese buyers as well as the expatriate community. Maison Privée is developed through a collaboration between CLD, Mitsubishi Estate Co., Ltd., and Nomura Real Estate Development Co., Ltd. The project will deliver 490 upscale apartments, with an estimated gross development value of around US$450 million (approximately VND 11.7 trillion).

Spanning roughly 0.8 hectares at a prime central site, Maison Privée is designed to live up to its name meaning “private home” in French by offering a refined, discreet living environment tailored for a select group of residents. The project benefits from excellent connectivity via Ring Road 2 and Ring Road 3, allowing residents to reach Noi Bai International Airport in about 20 minutes and the city centre in approximately 15 minutes. Construction is expected to begin in the third quarter of 2026, with completion targeted for the first quarter of 2029.

According to Tan Wee Hsien, CEO of CLD Vietnam and International, Maison Privée represents the next step in CLD’s strategy to serve a growing segment of sophisticated homeowners in Hanoi. Following the success of previous developments such as The Senique Hanoi, this project continues the strong partnership between CLD, Mitsubishi Estate, and Nomura.

He also highlighted that Vietnam’s economic growth, accelerating urbanisation, and expanding affluent population are driving increasing demand for premium residential properties. With a current portfolio exceeding 19,000 units in the country, CLD aims to scale up to 30,000 units by the end of the decade, with Maison Privée playing a key role in that roadmap.

Maison Privée will feature two 35-storey towers comprising 490 residences, ranging from spacious two-bedroom-plus units of about 98 sqm to expansive duplex homes exceeding 400 sqm. In addition, carefully selected retail spaces will support everyday convenience for residents.

Surrounded by nearly 100 hectares of greenery and open landscapes, the project offers panoramic views overlooking the Ciputra golf course, creating a balance between urban vibrancy and a tranquil living environment.

Notably, Maison Privée is set to become the first residential development in Vietnam to pursue WELL for Residential Pre-Certification. Wellness is a central design philosophy of the project, with a strong focus on indoor air quality, advanced water filtration systems, and overall health-oriented living standards.

Residents will have access to a range of premium amenities, including private lift lobbies, what is expected to be Hanoi’s first supercar garage within a residential project, an indoor all-season swimming pool, and a rooftop pool offering sweeping views of the city skyline.

WELL Certification

WELL Certification is a globally recognized standard that focuses on enhancing human health and well-being within buildings. Unlike traditional green certifications that prioritize environmental performance, WELL places people at the center of design, construction, and operations.

WELL evaluates buildings across 10 key concepts, including air, water, light, thermal comfort, sound, materials, nourishment, movement, mind, and community. These factors are designed to improve both physical and mental health, as well as overall quality of life.

Projects must meet a set of mandatory requirements and can earn additional points through advanced features. Based on total performance, developments are awarded one of four levels: Bronze, Silver, Gold, or Platinum.

By integrating health-focused design strategies such as better indoor air quality, clean water systems, natural lighting, and wellness-oriented amenities, WELL-certified buildings aim to create healthier, more comfortable, and more productive living and working environments.

Several pioneering residential developments worldwide have adopted the WELL standard to prioritize health and well-being:

Eywa Tree of Life (Dubai, UAE): Recognized as the first residential tower in Dubai to achieve the highest levels of three major certifications—LEED Platinum, WiredScore Platinum, and WELL Platinum. The project stands out for its “living building” concept and strong focus on holistic wellness.

Hollandse Meesters (Amstelveen, Netherlands): One of the first 25 projects globally to join the WELL for Residential pilot program. It emphasizes indoor air quality and flexible, calming living spaces designed to enhance residents’ comfort and mental well-being.

Parkside Building (London, UK): Developed by Lendlease, this project is among the early adopters in Europe to achieve WELL Residence certification across all 123 apartments, setting a benchmark for healthy urban living.

SELLA 137 (Turin, Italy): A five-storey timber residential building and the first project in the European Union to receive WELL Residence certification. It is distinguished by its biophilic design approach and strong focus on acoustic comfort and noise reduction.
